These Terms & Conditions are governed by the laws of England and Wales.
All reservations are confirmed once valid payment details are provided and a confirmation email has been issued. Guests must be at least 18 years of age to make a booking.
Full payment is required once the reservation becomes non-refundable in accordance with the cancellation policy. A&B Guest House reserves the right to pre-authorise or charge the card provided at any time in line with booking conditions.
Cancellations made 7 days or more prior to arrival are free of charge. Cancellations within 7 days of arrival, no-shows, or early departures are fully chargeable and non-refundable.
Check-in and check-out times are stated in the booking confirmation. Early arrival or late departure may be available upon request and may incur an additional charge.
To maintain a refined and peaceful environment, guests are expected to behave respectfully toward other guests, staff, and property facilities. A&B Guest House reserves the right to refuse accommodation or terminate a stay without refund where behaviour is disruptive, inappropriate, or in breach of these terms.
Smoking or vaping anywhere inside the property is strictly prohibited. Breach of this policy will result in a minimum £2000 recovery charge and may lead to immediate termination of the stay without refund. Additional costs resulting from damage, specialist cleaning, or loss of room availability may also be charged.
Guests are responsible for any loss, damage, or excessive cleaning required during their stay and authorise A&B Guest House to charge the payment method provided for associated costs. Personal belongings remain the responsibility of the guest at all times.
A&B Guest House operates on a room-only basis. Recommendations for nearby cafés and restaurants are provided for guest convenience.
